A leaking warehouse roof is a business emergency
When a warehouse roof leaks, every hour matters. Stock gets damaged, electrical panels get wet, floors become slip hazards, and insurers start taking notes. In Dubai, the problem is compounded by the climate: thermal cycling cracks joints and flashings year-round, and when heavy rain arrives, it arrives fast. Knowing the difference between emergency response and a permanent fix could save you the cost of the fix many times over.
The first 24 hours — emergency response
- Protect the stock first. Move pallets and equipment out of the drip zone; lay covers over anything that cannot move.
- Contain the water. Catch drips, create diversion channels, and clear the roof drains if it is safe to do so — many "leaks" are actually ponding water overflowing blocked drains.
- Isolate electrical risk. Switch off affected circuits if water is near panels or sockets. Safety first, always.
- Document everything. Photos, timestamps and a written note of what was damaged — your insurance claim depends on it.

Why patching is a trap
A quick dab of sealant or a patch over the visible drip feels like a win — until the next rain, when the water finds the next weakest joint. Leaks travel: water enters at a failed flashing or joint, runs along purlins, and drips metres away. Patching the drip point never fixes the entry point. In the Gulf climate, a patched roof typically fails again within one to two rainy seasons, and each round damages more stock and more of the deck.
